44 Broadway marks another collaboration of heritage, culture, and faith, this time with St. Monica’s Parish, a cornerstone of the Yonge and Eglinton community for more than 100 years.
The project is the result of an exciting partnership between the Catholic community (represented by the Archdiocese of Toronto and St. Monica’s Roman Catholic Church) and a few Toronto’s most respected names in development, Collecdev, KPMB and Rafael + Biguskas, selected from 12 developers who participated in the RFP (request for proposal). With an eye to the future, St. Monica’s Parish and the Archdiocese of Toronto set out to pursue the redevelopment of the church in a manner that would provide a new home for the parish and ensure continued service to the community for generations to come. The development sits in the heart of Yonge and Eglinton, a hub for retail, entertainment, and lifestyle, offering convenient access to the Yonge subway line and the future Eglinton LRT.
The proposed design integrates a strong civil presence with a contemporary expression of faith. The new church is a modern take on traditional worship space, 2,564 square metres clad in stone and gold-framed glass with a 25-metre steeple. The residential building will rise 44 storeys on the north side of the site, and contain 398 condominium units: a mix of one-bedroom, two-bedroom, and three-bedroom layouts. St. Monica’s Roman Catholic Church has been a beacon of diversity, inclusion, and faith for over a century, and the redevelopment plans at 44 Broadway will ensure that the site continues to act as a cornerstone for the Yonge & Eglinton community. With a number of units reserved for retired priests, and a selection of suites dedicated to Collecdev H.O.M.E., our affordability program that promotes greater access to good design for city residents, this development will not only preserve and integrate the spirit of St. Monica’s, but reinterpret the notion of community for the modern age.
